APPENDIX C – ZONING REGULATIONSAPPENDIX C – ZONING REGULATIONS\“F-P” FLOOD PLAIN DISTRICT

Certain areas are subject to substantial flood from rivers and creeks. A zoning district, Flood Plain District is provided to permit the gainful use of certain lands which are considered to be in the path of potential flood waters and from which structures and other high value property use that is subject to damage by floodwater should be excluded. This would permit surface runoff through such areas in the event of heavy stream flow with a minimum of structural damage or property loss and a minimum of obligation upon the governmental authority for flood assistance.

In District “F-P”, no structure or land shall be used and no structure shall be erected, altered or enlarged, which is arranged, intended or designed for other than one. of the uses listed in the Use Regulations. The removal of the restrictions of these regulations on any property so zoned may be accomplished through the normal rezoning process of applications to the Governing Body and favorable recommendations of the Planning Commission. To achieve such rezoning, it is incumbent upon the land owner to show proof that the subject property is free of flood danger.

1.    Automatic car wash.

2.    Commercial parking lots (no structures).

3.    Farm implement sales yards (no structures).

4.    Field crops.

5.    Golf courses, miniature golf courses and driving tees.

6.    Nurseries, but not including greenhouses.

7.    Parks and playgrounds.

8.    Public parking lots.

9.    Storage yards for operable motor vehicles and self-propelled farm equipment.

10.  Tree crops.

11.  Truck gardens.

12.  Used car lots (vehicles must be in operable condition).

13.  Accessory uses customarily incidental to the above uses.

14.  Signs as stipulated in the sign regulation article in this regulation.
